OtterlyAI lists three tiers: Lite at USD 29 a month with 15 search prompts, Standard at USD 189 with 100 prompts, and Premium at USD 489 with 400 prompts, tracking ChatGPT, Google AI Overviews, Perplexity and MS Copilot, with 15% off annually. Ahrefs lists Brand Radar AI "from $199/mo", and its core plans at USD 129, 249, 449 and 1,499 a month include 5, 10, 20 and from 83 tracked AI prompts respectively. The arithmetic below uses OtterlyAI's published tiers only, because they price prompts directly; Ahrefs bundles prompts with a full SEO suite, so a per-prompt split would overstate its cost. The per-agent column assumes the tier is shared across a team of 10, an illustration rather than a survey figure. On those numbers the top tier is the cheapest per prompt at about USD 1.22, and a shared Standard tier costs USD 18.90 per agent a month, inside the under-USD-50 lead budget that 24% of agents report.

Prompt count matters more than tier name. Fifteen prompts cover a handful of questions such as "best agent in [town]" or "how much is my house worth in [neighbourhood]" across four engines; a brokerage tracking several towns, property types and languages reaches 100 prompts quickly. Count the questions buyers and sellers actually ask before choosing a tier.

NAR's 2025 survey gives the realistic envelope. On lead generation, 24% of respondents spent under USD 50 a month, 27% spent USD 50-250, 15% spent USD 251-500, 19% spent more than USD 500, and 15% said not applicable. How Much Larger Marketers Put Into AEO

The only published budget-share figure comes from Conductor's 2026 CMO investment report: enterprises allocated an average of 12% of their digital budgets to AEO in 2025, 94% plan to increase that investment in 2026, and 56% made a significant or high investment. The sample is enterprise organisations with 500+ employees across 12+ US industries, not brokerages. Applied to an agent it is a reference point, not a rule: 12% of a USD 250 monthly lead budget is USD 30, close to the cheapest tracking tier.

Why Property Searches Rarely Trigger AI Overviews

Budget follows exposure. Conductor's 2026 benchmarks found AI Overviews on 25.11% of 21.9 million searches across ten industries, but Real Estate was lowest at 4.48%, against 48.75% for Health Care. Conductor's explanation is that AI responses "aren't being leveraged for transactional or more localized queries", which describes most home-search intent. For an agent that means a large share of property searches still return classic results, listings and map packs.

Who AI Engines Cite on Real Estate

Conductor's Real Estate citation leaders are commercial and storage firms, not residential agents: hines.com at 11.62% of AI citation share, publicstorage.com 10.49%, cbre.com 7.37%, extraspace.com 7.28% and colliers.com 5.15%. Zillow held 7.36% of brand mentions without being a top-five cited domain. Individual agents do not appear in sector-level data, and no study publishes an agent-level citation rate.

The pattern still matters for a budget. Every leader on that list publishes large libraries of market reports, property pages and research, updated often. An agent cannot match that volume, but can own the narrow questions those firms do not answer: a specific neighbourhood, school catchment, condo building or local process. That is content time rather than a software line, and it is the part of a GEO budget most agents already control.

How Realtors Already Use AI Assistants

Agents are users before they are optimisers. In the NAR 2025 survey, 58% had used ChatGPT, 20% Gemini and 15% Copilot; 59% use some emerging technology such as AI; and 33% reported a moderately positive impact from AI on their business. Social media remained the top lead-generating technology at 39%, followed by CRM at 23%. None of these figures measures how often consumers find agents through AI answers.

GEO has no published cost per lead. The nearest priced channel is search ads. WordStream 2026 reports real estate at USD 102.51 per lead, CTR 7.61%, CPC USD 3.22 and conversion rate 3.70%, against an all-industry CPL of USD 66.69. Real estate also had the largest CPC rise year over year, up 27.27%. These are paid-search numbers, labelled as a comparator only.

The Click Environment Agents Are Budgeting Into

SparkToro reports that 68.01% of Google searches in the first four months of 2026 ended without a click (Similarweb panel), versus 60.45% in 2024 (Datos panel). Pew Research Center found users clicked a result in 8% of visits with an AI summary versus 15% without one (March 2025, 900 adults), and Google said at I/O 2026 that AI Overviews have over 2.5 billion monthly active users. These are cross-industry figures with no real estate breakdown. Combined with the 4.48% AI Overview rate, they suggest an agent's exposure to AI answers is currently smaller than the headline zero-click trend implies, which argues for a modest, measured monitoring line before any larger commitment.

Costs Google Says You Can Skip

Some GEO line items have no basis in Google's guidance. Its AI features documentation says "You don't need to create new machine readable files, AI text files, or markup to appear in these features" and that there is "no special schema.org structured data" required. The spend that matters is the same as for search: indexable listing and neighbourhood pages, accurate business information and content that answers buyer questions.
